1. Preparation

  • Install a sign rider for the open house on the Monday prior to the open date.
  • Advertise the Open House in the MLS.  Realtors working with motivated buyers notify them of upcoming open houses.
  • Have attractive Sign-In sheets, brochures, and school information for prospects.

2. Cooperation

  • An effective  open house requires the participation of the seller.  The house should sparkle; it should smell good (bake an apple pie or roast vanilla beans in the oven).

3. Follow-up

  • Without follow-up it is unlikely your open house will reward your time and effort.

I request all visitors to the open house to sign-in on a guest register. I write a personal thank-you note to everyone who attends. If buyers are working with an agent, I call their agent.  If there is no interest in the home, I want to know what the buyers liked about the home or didn’t like.  I want to know if they think the home is overpriced, and how it compares to other homes the buyers have looked at.

At the very least, an open house should tell you how you compare to other homes on the market.

Remember:  Either your home will sell other homes, or they will sell yours.
