You want your home to be the one a buyer keeps coming back to; they keep coming back because they can see themselves living there.

When I am showing homes to a perspective buyer, I wait for buying signals. A huge buying signal is when buyers question whether their furniture will fit in the room. The buyers are already moved in mentally.  When you are preparing your home for the market, you need to depersonalize, de-clutter and neutralize.

Often preparation requires subtraction: removing furniture pieces from an overcrowded room;  removing clothes from closets and organizing; packing away personal items.  If you will not be using something in the next 3-6 months, pack it away. Hiring a professional stager who can view your home with detachment may significantly increase your net from the sale of your property and save you time and money.  A stager will inspect your home, identify problem areas, and modifications that need to be made.

And yes, the bright pink room that your daughter painted herself should probably be repainted in a more subdued color.
