Preparing Your Home to Sell

Selling your home for the best price in the least amount of time means less stress to you and your family and a buyer who appreciates the value of your property and the emotional and financial investment you’ve made in it. My job as your agent is to help you determine the correct pricing for your home, to develop an individualized marketing plan that will make sure the people who should see your home will, help you to prepare your home to show and to sell, and to negotiate the best offer on your home with your needs and interest in mind.

My experience has allowed me to develop a Comprehensive Marketing Plan that assures the buyers who might be interested in your home see it. The Multiple Listing Service of the Greater Rochester Association of Realtors is your most effective marketing tool. Showings generate purchase offers, so, what can I do as your agent to actively increase the quality and number of your showings? First, the way that I enter your property information into the MLS database and, secondly, the quality of photographs of your home. I take the time to personally verify property information and enter your data in the MLS database. I make sure MLS photographs display your property effectively. Your customized Marketing Plan includes full color brochures, print advertising and will take full advantage of web marketing opportunities. All of which will determine the quality and number of showings your home will receive.

Correct Pricing: When buyers look at your home, they are also looking at comparable properties. Your home will either sell other houses or they will sell your house. I invest time up front to analyze recent sales to determine the market value of your property. A property is worth what a buyer is ready, willing and able to pay for it. The first three weeks of the listing of your home will attract the best buyers and we need to price your home right from the start.

Showplace your Home: “An ounce of prevention is worth a pound of cure." The home you live in is different from the home you want to sell.  You want prospective buyers to imagine themselves in "their" new home.  You do not want to have them admire your library or personal photos.  Changing furniture placement, eliminating clutter, cleaning carpets, a fresh coat of paint, changing cabinet hardware - attention to these details can increase the appeal of your home. Homes that are professionally prepared for the market sell for more money and in less time.

Negotiation: When an offer comes, I help you negotiate with your best interests in mind. My experience as a buyer’s agent helps me second guess the other agent’s negotiation strategy. You have my undivided loyalty. 

Coordination and follow-up: After you accept an offer, I follow-up on deposit receipt and attorneys' approvals.  I coordinate inspections, contingency removals and a final walk-thru. I monitor the transaction to a successful close.
